JUST A STONE'S THROW FROM THE CENTRE OF GYŐR
A young and dynamic team of architects is building a new green belt residential area in Győr, just 6 minutes from the city centre, in Likócs.
Situated on a 6-hectare site between the embankment of the Moson-Danube and the main Road 1, the project will include around 100 apartments, most of them modern terraced houses with private gardens. There will also be a zone with family houses with 17 plots. In selecting and designing the site for the Evergreen Residential Park, the investors' aimed to combine the peace, quiet, and natural environment of rural life with urban amenities.
They believe that those who find their new home here will not have to choose between the comfort of Győr and a liveable, and natural living environment.
Living in Evergreen Residential Park will be like entering a cosy and remote world of your own, where everything is within reach in the blink of an eye. What is most important these days, the homes built here are sustainable - where renewable energy is given, so the energy crisis won't bring unaffordable costs.
THE INNOVATIVE TEAM OF ARCHITECTS AT BAJCSY CENTER
Brothers, sisters and friends committed to quality and developing their unique solutions based on the experience they gained at home and abroad, to create something new, and unique in the domestic real estate market, yet they are faithful to tradition.
In recent years they have completed several successful projects. One of them is the complete interior design of the apartments and commercial premises of the Bajcsy-Zsilinszky Street condominium.
The uniqueness of the design was the fact that the intimacy of apartment buildings with shared walls had to be solved. The task was accomplished, achieving perfect noise insulation between the apartments that are in contact with each other.
THE EVERGREEN RESIDENTIAL PARK
After the handover of the city centre apartments, they started to think about how and where to bring all the comfort of city centre apartments can offer out into nature.
The answer is the Evergreen Residential Park, an undeveloped area in the east and north-east of Likócs. They purchased a 6-hectare site where they envisioned a new green residential area with townhouses, single-family homes, green parks and squares, a secure internal road network, a commercial and service unit, and homes that provide a real living space for the people who live there..
During the design, special emphasis was placed on safety, transport safety, energy security and protection against the increasingly common extreme weather conditions of today. A dedicated team of experts has been working on noise protection and a high-capacity stormwater drainage system to prevent water spills. The result is an infiltration reservoir that provides closed-loop drainage over the entire area and is capable of both capturing and draining large amounts of rainfall. In terms of noise protection, a 110 m long, and 2 m high noise barrier wall hermetically seals off the housing estate from the main Road 1.
From the Evergreen Residential Park, the city centre of Győr, the Audi factory and the M1 motorway are all within easy reach in a few minutes. The residential area will include 900 metres of internal road, which will connect to the existing road network at two points. The capacity of both main Road 1 and the local municipal road network is adequate, with planned traffic growth for a saturated residential area.
COMFORT IS NOT AN UNATTAINABLE LUXURY
The apartments in the Evergreen Residential Park have been designed to meet all needs: the developers have spared no space, so each apartment provides adequate living space for families with several children, with a practical layout that allows for a completely separate private sphere within the apartment. With the exception of the kitchen, all functional rooms are provided on each floor.
In the distribution of the interior spaces, thought has also been given to storage functions. In many cases, it is only when you move in that you realise that you have been cramped for space, the bathroom barely has room for a washing machine, and a dryer would be useful, which has absolutely no place anywhere, not to mention the fact that the basic appliances that make everyday life so comfortable - washing machine, tumble dryer - need to be put away somewhere...

The apartments in Evergreen Residential Park have a separate utility room for all this, plus a large built-in wardrobe to ensure that there is no need to clutter up the rooms (with furniture) or clothes.
WHEN AN APARTMENT IS SPACIOUS, COMFORTABLE AND PRACTICAL AT THE SAME TIME
The dwellings to be built have a uniform type design.
The two-storey terraced houses have a total floor space of almost 128 square metres, which comprises three upstairs bedrooms; and a spacious living room with a dining area on the ground floor. They also have a separate kitchen, separate toilets and bathrooms on each floor, a hallway, corridors, a utility room and two built-in wardrobes. The properties include an enclosed garage, two car parking spaces and a public parking space in front of each apartment.
We have become accustomed to having all the tasks and activities of our lives made effortless by machines. A well-equipped, truly comfortable apartment makes everyday life easier. The energy crisis that Europe and our country are facing could last for many years. In this situation, the availability of energy-saving solutions and renewable energy sources are of overriding value.
The designers of the Evergreen Residential Park have planned ahead.
The whole housing estate had been designed so renewable energy would be available. With today's global energy prices, renewable energy is the only thing that guarantees a peaceful and balanced life. When energy prices are not the only factor in what we can afford. In the case of a larger home, using two air conditioners can add up to 100,000 HUF a month to your electricity bill, but with integrated solar energy, the daily use of comfort devices not only reduces the environmental impact but also makes it more affordable.
The capacity of Evergreen Residential Park is 350 people, with a hundred new homes, with an average of 5 people per apartment. This means an increase of 350 residents from the current population of 1,365 in Likócs when the project is completed.
